The Oakleaf PM Pet Policy: Here’s What You Need To Know

Unfortunately not all Oakleaf Property Management Properties are pet friendly, but for the properties that are pet friendly, living in an apartment with a pet is not only possible, but also wonderful—especially when you follow your lease and community guidelines. Oakleaf Property Management breaks down its pet policyfor new, current, and four-legged residents.

 

Do I need to tell the leasing office about my pet?
Always notify management if you have or intend to get a pet. Not only are you required by your lease to do so, but it also helps us provide better service when we have to perform maintenance requests or provide assistance during a natural disaster or fire. Proof of current inoculations, City Licensing and other requirements may apply for all pets.

 

I would like to get a dog. Does Oakleaf have any restricted breeds?
While we understand that each dog has its own temperament, aggressive breeds are not allowed on our Oakleaf Properties. The non-comprehensive list of restricted breeds includes Rottweiler, Akita, Doberman Pinscher, German Shepherd, Pit Bull including American Staffordshire Terrier, Staffordshire Bull Terrier and Bull Terrier (Pit Bulls), Chow, Shar-peis, and any mixed breed that includes any prohibited breed. We also do not permit dogs that have been trained with defensive or attack techniques or those with history of biting.

 

Do I have to pay a pet fee or pet deposit with Oakleaf?
Oakleaf Properties do not charge pet fees; however, a refundable pet deposit is required in the amount of $300.00. The deposit can be paid in full when the pet is acquired or $50.00 down and $10.00 per month until the deposit is paid in full. This deposit helps cover any damages (carpet, door, walls, linoleum) that a pet may cause. Of course, if no damages occur, your pet deposit will be returned to you.

 

How many animals may I have in my apartment? Is there a weight limit?
Because the size of our apartment homes is limited, only one animal per apartment, not to exceed 15lbs is permitted

 

What is the Oakleaf pet policy on small animals, fish, and caged birds?
Small animals are welcome in our Oakleaf communities with management approval, provided they remain in their cages or a suitable hutch. Aquariums are allowed up to 10 gallons. No deposit is required for fish, birds or small caged animals.

 

What are some common tips for pet courtesy?
Apartments are close-knit communities, which can sometimes be a blessing, and sometimes a challenge, when there are pets involved. Common courtesy is paramount.

 

  • Please clean up after your pet, especially when walking on the grounds and surrounding sidewalks, and dispose of all litter regularly and in properly sealed trash bags.
  • Do not leave your pets unattended for long periods of time.
  • Please keep pets on a leash or appropriately restrained. A pet should never be loose or unattended outside of your apartment.
  • Introduce the maintenance staff to your pet so that neither is alarmed when one comes to call.

 

Treat your pet like the co-resident it is, which means it will be held to the same guidelines of any tenant, except you’ll be the one held accountable; this goes for property damage, misbehavior, noise complaints, and waste disposal.
